PAYMENT & CANCELLATION POLICY:
PAYMENT: All monies payable in advance via PAYPAL OR CASHIERS CHECK FROM A US BANK within 30 days of your arrival. Once a proper check-out with our caretaker occurs, and NO damages are discovered and the house key is returned to the caretaker, your $500 security deposit will be refunded. Homeowner may apply any portion of the security deposit to cover costs of repairing damages, replacing missing items or paying unpaid utility bills (when applicable).
MODERATE CANCELLATION POLICY: The moderate cancellation policy is the most popular option. It is more restrictive than the Flexible policy but still allows guests a certain amount of flexibility and the opportunity to receive a full refund.
With a moderate policy, cancellation made at least 5 days before check- in will result in a full refund of the accommodation fees.
A guest who cancels their booking within 5 days of the booking start date will forfeit their first night's stay. Additionally, only half of the booking fees will be refunded. For remaining nights in the room, the guest will get a 50% refund if they decide to cancel after checking in. They will, however, be responsible for paying for any nights spent.
INDEMNIFICATION: The Tenant agrees to hold the Owner harmless from all liabilities, loss, or damage arising from any action whatsoever by Tenant, the Tenant's relatives or visitors, while on the leased premises. The Owner shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury, unless caused by negligence of the Owner.
HOLDING OVER: The Tenant agrees that occupancy of the premises beyond the above stated ending date and time shall be considered a trespass. Hold Over is by written consent by the Owner and will incur additional costs to the Tenant.
